Did the roofer forget their kickout? . Miracles of science!!  How hard would it be for the roofers to slip their flashing up under the tyvek? . Who's fault is the leak?. How can the stucco man do his job right if the roofers do not? . In this one the windows have no caulk joint. . There is to be two layers of moisture barrier under stucco. In this picture the stucco man created a water funnel.
. 200 amp electric service? . Another meter box, no flashing!! See how the window sticks out past the trim. Once again the window appears to be flashed but it’s not! . Yet another window leak!

. Close-up of the offending window!. Where does the water go when it gets in? . That flange is not flashing, it is a nail flange. All though the stucco man should have fixed it . And they chose not to!

. No flashing to keep water out of stucco.
Winter freeze and thaw let alone swelling of the OSB.

. Another fine paperback lath job!

. This might explain vertical cracking. Every 24 - 26 inches apart. . This must be a magical kick out! It needs to be paper on paper , and metal on metal.

. Leaks in stucco under windows! What's not wrong in this picture? Now its too late!  #1 Now its too late!  #2. Now its too late!  #3 Typical of one coat stucco. Yet another fine one coat stucco job!
. Its not just residential!!. How do they install the wrap . . .. Here is an example of a repair we just completed. Flashing the stucco because the windows are inadequate! . If you flash the top to keep water out of the window, why not the bottom to keep it out of the wall! . Water tight as possible.. And Why Do We Keep Doing This? Well, We can always be thankful for those sunrises!. C & C is available for phone or on-site consultations.
